About Diana Dunn, Realtor/Broker

Selling Your Home with Diana Dunn, Realtor/BrokerWHY AM I SELLING MY HOME?
When making the decision whether or not it's time to sell there are many factors to consider:

  • What is my motivation?
  • What are the current market conditions?
  • How do I know what my home is really worth?
  • How long will my life be disrupted?

CURIOUS ABOUT YOUR HOME'S VALUE?
It's not simply a question of plugging numbers into a computerized formula to determine your home's value. Computers can't compute market nuances like:

  • Condition of property
  • Location
  • Impact of surrounding properties
  • Current market trends
  • Personal motivation

Selling your home shouldn't be stressful. Making the smart move of choosing a REALTOR® is your first step to ensuring that your investment in your home pays off. My services and experience allow you to focus on your move while I manage your home sale from our initial consultation to the closing deal, and beyond. I pride myself on repeat and referral business. As Your Agent, I Will:

  • Complete a comparative market analysis (CMA) that will compare your home's value to that of your neighbors. This CMA will help you determine the current market value of your home.
  • Act as your representative and advocate on your behalf during the selling period. A listing contract will be filled out and states the asking price of your home and the length of time the listing will be active in the Multiple Listing Service (MLS).
  • Compile a marketing proposal detailing all the efforts I will employ to sell your home, including the internet. Currently 45% of buyers learn of a home through the internet. Your home will be listed on multiple sites.
  • Present your home to as many qualified buyers as possible getting your home maximum exposure.
  • Have professional photos taken of your properties and create a flyer that will be placed in appropriate print and on-line publications. This flyer will also be distributed to 300+ agents in my company in case an agent is working with a buyer that would be interested in your home.
  • Help you stage your home and generate curb appeal to ensure you get the highest price.
  • Assist with obtaining offers and help you in negotiating the best deal as smoothly as possible.
  • Review you net proceeds as we work through offers so you will not be surprised by any closing costs.
  • Help you find your next home and answer all of your questions about the local market area, including schools, neighborhoods, the local economy, and more.
